Italpinas debuting in Batangas

Boutique property developer Italpinas Development Corp. (IDC) is debuting in Southern Luzon’s property market with the coming rollout of a new residential tower in Sto. Tomas, Batangas, the first high-rise development in this area.
IDC is now preparing to launch the first phase of the project, which will bring P1.4 billion worth of property inventory to Batangas. The estimated budget for this project is P780 million.
The Miramonti project will consist of three 21-storey towers and will be developed in two phases. The first phase, which comprises one tower sitting atop a podium structure, will occupy a 2,057-square meter area. It will offer 352 residential units, 14 commercial units, and 88 parking units alongside amenities, such as fitness center, swimming pool, playground, among others.
Nati added that IDC’s property management partner, Damiani Property Management and Services Inc., could help buyers acquire passive income through rentals of the property.
“We chose Batangas because the place is booming. It is one of the most progressive provinces in the country. The strategic location of Sto. Tomas is one thing also that attracted us. It is near to industrial parks and it has an amazing view in 360 degrees,” Nati added.
Miramonti is IDC’s third project after Primavera Residences and Primavera City in Uptown Cagayan de Oro.
“Miramonti is the biggest project we have so far at IDC. We are looking forward to serving Luzon for the first time. We have met with the brokers and they are excited as well to market the project,“ said IDC president Jose Leviste III.
“Many people are looking for a place to live outside but near to Metro Manila. Sto Tomas and Miramonti are placed right at the hub of these expressways connecting to the Metro area. Accessibility is one of the project’s defining characteristics, “ said Leviste.
Miramonti is designed to harness green strategies and reflect IDC’s authentic Italian design. IDC seeks to distinguish itself from peers by integrating renewable energy into its design philosophy.
IDC recently won two International Property Awards for “best mixed-use development” in the Philippines. It has also earned the distinction of completing the first condominium project in East Asia to be given an EDGE (Excellence in Design For Greater Efficiencies) certification by the World Bank’s private sector arm International Finance Corp. Right now, IDC is currently applying for EDGE certification for the Miramonti project.
Aside from Miramonti in Batangas, IDC also plans to expand to other emerging cities such as Dumaguete, Davao, Mindoro, Pangasinan and Subic/Bataan.
