“And now, our watch has ended…”
After almost a decade and 73 episodes, the Game of Thrones is finally over. The finale reaped several reactions from the viewers – from satisfaction to disappointments. But no matter how it has ended (oh well congratulations to Bran the Broken), it is indeed obvious that the HBO’s juggernaut is a phenomenal hit worldwide, in all forms.
But aside from the Mad Queen’s death, Drogo’s fury that has molten the Iron Throne, Westeros’ new set of leaders and Jon’s farewell to the rest of the Starks, the entire eight seasons of the show weren’t just all about wars, taking over of kingdoms and outsmarting power. It also reminds us that we must secure our possessions, specifically, the lands or estates that we own.
Going back to the olden days during the time of Kings, Queens and Lords, owning lands is not easy as it is now. Back then, it is either given to you by a King for being in their favor. You’re filthy rich (such as the Lannisters) if you can buy it with gold or worse, you have to take it by force (just like how the Starks took back Winterfell from the hands of Ramsay Bolton at the Battle of the Bastards).
But in the present day, we don’t have to grow dragons just to secure lands that are rightfully ours – it’s as easy as possessing some pertinent documents of the properties. Here is a helpful list of the documents that we need to have as a proof of ownership:
If the land is inherited
When Joffrey inherited the Seven Kingdoms from King Robert, (even though unknown to many that he is really a byproduct of an incestuous relationship between his mother Cersei and Uncle Jaime Lannister) Joffrey would have needed the following documents to prove his claim to the Iron Throne:

☑ Transfer Certificate of Title (TCT)
☑ Memorandum of Agreement (MOA)
☑ Tax Declaration
☑ Real Property Tax (RPT) Receipt
☑ Certificate of No-Improvement (if the property is lot only)
If the land is purchased
Although there is no mention of any purchased lands in Game of Thrones (though there are slaves in Essos that are bought or used as currency, since they are treated as properties there), if you are as rich as the Lannisters or the Tyrells, you probably could buy properties and secure the following documents after the purchase:

☑ Certificate of Authorizing Registration (CAR)
☑ Transfer Certificate of Title (TCT)
☑ Capital Gains Tax / Documentary Stamp Tax Receipt
☑ Tax Declaration
☑ Real Property Tax (RPT) Receipt
☑ Certificate of No-Improvement (if the property is lot only)
Dacion en Pago (land as collateral for debt)
Dacion en Pago is a Spanish term that means giving back of the property mortgaged to the lender in exchange for the discharge of a mortgage debt. This procedure is usually resorted to by borrowers who cannot anymore meet their mounting obligations on the mortgage. For a lender, these documents must be kept:

☑ Memorandum of Agreement (MOA)
☑ Deed of Absolute Sale (DOAS)
☑ Tax Declaration
☑ Real Property Tax (RPT) Receipt
☑ Certificate of No-Improvement (if the property is lot only)
If the land is donated
“The Gift” is the region in the North before “The Wall”. It was donated by King Brandon Stark (King in the North, prior to Aegons’ Conquest) to the Night’s Watch in order to support them with food and provisions. “The Night’s Watch will probably be needing the following documents as a proof that the said land was donated:
☑ Donor’s Tax and Donee’s Tax Receipt
☑ Transfer Certificate of Title (TCT)
☑ Memorandum of Agreement (MOA)
☑ Tax Declaration
☑ Real Property Tax (RPT) Receipt
☑ Certificate of No-Improvement (if the property is lot only)
The above-mentioned documents must be kept to secure ownership of the property in a given scenario. If you need to verify land titles, you can check it with the Land Registration Authority (www.lra.gov.ph).
You must protect your estate and secure your ownership to it. Take note of this list so no one will say to you that “You Know Nothing!”
